What is Construction Management and What Does a Construction Manager Do?

What is Construction Management?

Construction management is the science of planning and supervising construction projects from development through to project completion. Proper construction management ensures a project is completed in a timely and cost-efficient manner while meeting predefined quality standards.

What Does a Construction Manager Do?

A construction manager oversees construction projects. They supervise the construction of everything from residential and commercial buildings to bridges, roads, power plants, and industrial facilities.

A construction manager has many responsibilities, including:

  • Preparing cost estimates and budgets,
  • Scheduling work timetables,
  • Selecting the most efficient construction methods,
  • Overseeing and negotiating contracts with employees and construction professionals,
  • Explaining technical information to employees,
  • Liaising with architects, engineers, and other specialists,
  • Supervising construction activities onsite,
  • Ensuring workers are supplied with the correct safety equipment
  • Responding to work delays and emergencies,
  • Hiring construction workers,
  • Complying building codes, safety regulations, and other requirements,
  • Providing work progress and budgetary considerations to clients.

How Do Construction Managers Work?

Construction managers use cost-estimation and planning software to create efficient budgets, project timetables, and work schedules. They use this software to help develop a project strategy that accounts for possible delays while still completing the project in a timely manner. After certification, construction managers may opt to pursue graduate degrees in construction management.

How Do You Become a Construction Manager?

Construction management requires a bachelor’s degree in construction management or engineering. Previous construction experience is usually required—most construction manager positions require five or more years’ experience. Construction managers can receive a voluntary Certified Construction Manager designation from the Construction Management Association of America.

What Skills Does a Construction Manager Need?

In addition to education and experience, a construction manager must possess skills in:

  • Business,
  • Leadership
  • Communication
  • Decision-making
  • Customer service
  • Time management.
